The approximate project area is 2.2 acres in size and is located to the east of Twin Harbor Drive and north of North 13th Avenue. The
predominant land use for this property is agricultural. The surrounding area is mostly single-family homes to the west and agricultural fields to the east. There is a high school and middle school campus to the northwest.
Part of Wetland 1 (where the proposed impacts are located) was found to be nonjurisdictional by the Corps on May 4, 2023, as it is a (b)(3) excluded linear ditch.
Wetland 2 is a degraded wet meadow. The dominant species include reed canary grass and phragmites. It is within a large depression within an agricultural field. This wetland extends outside of the delineated area to the south. Wetland 2 is considered low functioning due to the prevalence of invasive species and routine soil disturbance.
